Role SummaryAs a Preconstruction + Cost Controls Manager within Rivian's Commercial Development team, you'll play a pivotal role in our mission to design, develop, and oversee the construction of Rivian's global network of service, retail, and charging facilities. Our diverse team of Designers, Project Managers, and Technical Subject Matter Experts challenges the status quo, delivering innovative and cost-efficient solutions to complex problems.
In this role, you'll provide strategic oversight for project scope definition, the estimation process, bid reviews, and final cost assessments for the entire Commercial Organization. Effectively managing construction projects requires a deep understanding of cost conceptualization from minimal information, accurate quantity takeoffs, navigating fluctuating trade costs, and construction best practices from both contractual and technical perspectives. You'll lead and develop your team to ensure accurate estimating and cost control. Your goal is to guarantee your team effectively supports projects from start to finish, continuously improves cost modeling, and works seamlessly with cross functional partners.
Responsibilities- Lead and oversee project estimations: Guide the team in proactively estimating projects, ensuring comprehensive unit cost estimates and consideration of unique site conditions. Oversee the team's support for project teams from rough order of magnitude estimation through final project costing.
- Drive cost reduction strategies: Direct the team in identifying and providing pricing suggestions for cost reduction opportunities across projects and during prototype refresh cycles.
- Oversee cost model refinement and accuracy: Lead the proactive updating and refining of cost models, ensuring they accurately reflect current market conditions and project-specific variables to enhance estimating precision.
- Champion program prototype development: Guide the team in supporting the development and maintenance of program prototypes.
- Serve as a go-to resource for construction best practices: When unique scope must be built, determine the best approach and associated risks. Leverage construction expertise to unite project managers across all pods as needed to encourage knowledge sharing and collaboration.
- Direct historical cost database development: Oversee the building and maintenance of a robust historical cost database.
- Ensure bid accuracy and compliance: Manage the detailed review of contractor bids, ensuring all pricing is accurate and adheres to Rivian's standard format. Direct the team to request and scrutinize contractor backup as needed to confirm costs and achieve a detailed understanding of bids.
- Support change order analysis: Provide expert guidance to Project Managers in analyzing and validating the cost of change orders.
- Integrate project learnings: Collaborate with Preconstruction, Construction and Purchasing team members to ensure completed project information (cost, schedule, lump sum, GMP, lessons learned, etc.) is effectively incorporated into centralized estimating tools and the Facilities Operating System (FOS).
- Develop and manage contractor relationships: Lead the team in building and maintaining a national contractor database, including early prequalification outreach to general contractors and relevant subcontractors before project kickoff. Negotiate high impact cost and schedule overruns on both a project and vendor level.
- Cross-functional stakeholder engagement: Ensure the team effectively engages, liaises, and coordinates with various stakeholders, end-users, and departments within the Commercial Organization (Service, Spaces, Charging, etc.).
- Promote compliance and system adoption: Champion the team's adherence to and utilization of all Rivian policies, procedures, and software systems.
- Serve as construction contract expert: Act as the primary resource for regular Master Service Agreement updates/overhauls and for project escalations.
Qualifications- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field, combined with 10+ years of progressive leadership in construction estimating.
- Exceptional communication skills, both oral and written, with the ability to effectively engage internal Design, Real Estate, and Construction teams, as well as external contractors. Proven ability to build and maintain strong professional relationships.
- Demonstrated expertise in quantity takeoff and the ability to oversee project quantification at both high and detailed levels.
- Strong attention to detail; able to thoroughly review plans, contractor estimates, contracts and scopes of work
Capable of independent action with minimal direction ; can determine daily actions based on high level team goals - Highly effective negotiation skills
- Thorough understanding of construction administration processes, including contracts, budgets, construction documents, change orders, schedules, RFIs, submittals, and material procurement.
- Proficient in the use of standard business software applications (MS Word, Excel, Outlook)
- Proven ability to build and support a strong team with a heavy workload, including willingness to support project work as needed.
- Proficient time management and organization skills
Pay DisclosureSalary Range for Atlanta, GA based applicants: $145,400 - $181,700 annually (Actual compensation will be determined based on experience, location and other factors permitted by law).

Full Time Employee coverage is effective on the first day of employment. Part-Time employee coverage is effective the first of the month following 90 days of employment.
