The Role
We are seeking a Maintenance Manager to lead a team in overseeing and managing the daily operations of the campus's major infrastructure, utilities, GM UAW work, and engineering support. This role is crucial in ensuring that maintenance activities remain a top priority, particularly for a site with aging assets.
What You’ll Do - Serve as a member of the negotiating committee for represented labor when necessary.
- Lead the Contractor Match process.
- Act as the Subject Matter Expert for contractual language.
- Provide understanding and consistent administration of national and local agreements and serves as the maintenance lead in the local negotiations process.
- Lead the administration of applicable local and national labor contracts for Powerhouse and Chilled Water Plant activities including but not limited to overtime equalization, cross training (flexibility), scheduling, manpower requests, labor relations concerns.
- Manage projects and maintenance priorities to minimize overtime requirements.
- Lead site implementation of utilities services continuous improvement process (i.e. interruptions, safety, environmental violations).
- Tie in maintenance strategy with our third-party service contractors to ensure full understanding between our GM and Service Agreement UAW partners.
- Perform as the voice of maintenance in long term project planning by pulling in the required resources such as Facility Engineering, Facility Construction, Transformation, Resource Management, and others.
- Connect with all architectural, electrical, or mechanical categories relating to forecasting, planning, and executing asset sustainment plans and strategies, accountable for oversight of facility condition assessments.
- Understand and Support for the execution of and compliance of PDPM for their responsible portfolio and projects
- Resource for engineering services for all facility related systems. Serve as technical liaison for Facility Operations
- Stay current in your field of expertise in facility technologies and processes including but not limited to codes, building technologies, energy and building management systems, best practices, and certifications.
- Lead the auditing, monitoring, and inspect maintenance performed on facility related systems.
- Plan and manage all facility shutdown activities including planned and unplanned interruptions (USR process) following the escalation process including but not limited to: supporting emergency response plans, disaster recovery plans, and business resumption and continuity process with regards to site utility infrastructure.
- Monitor and review all system changes for compliance to appropriate codes and standards following the Management of Change process.
- Support and adhere to the GM Process Risk Management (PRM) process and assist in resolution of all non-compliance issues.
- Review Pre-Task Plans for project/construction activities at the site
- Support and drive successful planning and execution of the Global Safety and IH Management System (Global Facilities related) including but not limited to: speak up for safety, call to action, safety observation tours, employee safety concerns, incident investigation, safety module compliance, sentinel events, and G-Comply (Sign-off procedure).
- Champion and lead the successful planning and execution of GM specific tools and programs including but not limited to: Tridium, Building Portfolio Management.
- Lead to audit, monitor, and inspect maintenance performed on site infrastructure and utility related systems including but not limited to all required log sheets, metering equipment and other related equipment.
- Safety Contract Management execution – ensure contract compliance and performance evaluation while driving continuous improvements and sharing lessons learned.
- Support and drive successful planning and execution of all asset sustainment and disposal activities within portfolio
- Own the following activities: low pressure steam infrastructure, building chilled water unplanned maintenance, cooling tower unplanned maintenance, building electrical, building natural gas, building domestic water (including fire suppression), building compressed air unplanned maintenance, EV charger maintenance, site lighting.
- Support site electrical and mechanical SME's.
- Respond to site emergencies (24/7) and provide any support necessary.
Additional Job Description
What You’ll Need (Required Qualifications) - Bachelor of Science in Engineering, Maintenance, or related field.
- 6 or more years of facility, maintenance, operations experience.
- Proven track record of leadership experience.
- High level understanding of maintenance, electrical, mechanical, infrastructure systems.
- Advanced analytical skills for tackling complex and unique problems.
- Outstanding interpersonal and relationship leadership skills to effectively collaborate with varying levels of the organization.
- Ability to track, develop, and interpret metrics.
- Exceptional problem-solving and decision-making abilities.
- Excellent oral and written communication skills.
- Highly organized with strong time management skills.
